CANMORE MARKET SYNOPSIS
As a whole the 2007 Canmore Real Estate market was very strong through all market segments in the winter and spring with a slowing down of sales in the upper price points through summer and fall. Overall the volume of sales in 2007 over 2006 increased in each category with the exception of single family homes. Prices of sold properties increased dramatically across all segments by a minimum of 20%.
Within the single family home market we saw a decrease in volume from 2006 of properties sold by 14% however the average price increased 27.51% and the median price increased by 20.64%. The condominium market saw the total number of units sold remain unchanged form 2006 while the average price increased 20.78% over the 2006 average and the median price increased 20.11% over the median of 2006. Both the lots and duplexes saw a rise in numbers sold as well as a rise in price on both the median and average.
We expect to see an equally strong 2008 and the higher priced market segment to increase in activity as we move further into 2008. I think we will have moderate continued upward price pressure through 2008 as our listing inventory had risen back to the levels of 2004, giving buyers a slightly broader selection but~20% less inventory than we had in mid 2005. Canmore is still a great place to buy.
